Introducing The White House by HTH Stays: located on the lakefront of Bethy Creek. This 3B/2BA lakeside retreat is nestled along the serene shores of Lake Livingston; built in 1977, exudes the timeless charm of a rustic cottage with a touch of history. Once the residence of the late Mayor of Riverside, Texas, Frank Rich, this home carries with it a legacy of leadership and warmth. Meticulously remodeled, our rustic cottage seamlessly blends the authenticity of its origins with modern comforts, creating a haven that embraces the cozy ambiance and scenic views of the lake.

Experience the expansive comfort of our living room, boasting picturesque views of Bethy Creek. Embrace sunsets and sunrises over the lake, creating a serene start or end to your day. Ample space is available for friends and family to gather, whether it's for engaging in indoor games or enjoying a movie night on the impressive 65-inch smart TV. Cozy up with provided blankets for an added layer of warmth and relaxation.

Plenty of outdoor seating on the deck attached to the home, picnic table located ground level on pavers. Solar lighting on the deck and backyard walkways.
DOCKSIDE DEN
Relish moments with loved ones in our cozy dockside den. Lounge on comfortable chairs, soak up the sun, and catch breathtaking sunsets. As evening falls, bask in the romantic glow of string lights for the perfect nighttime ambiance. (No Jumping or Diving, SHALLOW Water)!

IMPORTANT
Must be 25 years of age to reserve our home. Valid ID required. We are not a “party house”. Our home is ideal for family vacations, couples getaway and special occasions (by approval only), see LARGE GATHERING DETAILS, below, in the listing. Youth reservations NOT PERMITTED. A YOUTH is defined as any guest under the minimum renting age (25 years). By booking our home you agree to all rules and policies in the listing and rental agreement. Please review full listing and rental agreement carefully.
SUPERVISED YOUTH RESERVATIONS
No youth reservations, fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval. Supervised Youth Reservations Not Allowed WITHOUT PRIOR APPROVAL: Any reservation including but not limited to homecoming, graduation, PROM, youth retreats and or outings where MOST occupants are under the minimum renting age 25 years of age. CONTACT HTH Stays FOR FURTHER DETAILS, CONTRACT AND FEES APPLY. If you book our home BEFORE having your YOUTH GROUP approved, you are at risk of cancellation and forfeiture of all amounts paid including all deposits.
LARGE GATHERINGS
MUST BE APPROVED by HTH Stays prior to booking your reservation.
If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS:
- To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies.
- The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years.
- Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company.
- Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance.
- Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company.
- Parking is limited to 6 vehicles. Street parking is monitored and restricted.
FUR FAMILY (DOGS ONLY & must be APPROVED)
Up to ONE DOG is allowed, BY APPROVAL, ($35 per night or $150 per week, + tax)
- Must be fully house trained.
- Leashed at all times when outdoors.
- Not allowed on the indoor furniture or bedding.
- Should excessive barking occur during your stay, please make alternative arrangements.
- Owners must clean up after their dog, including but not limited to sweeping up dog hair, food, etc.
